I have lived here since December and thus far I’ve had a huge hole in my ceiling above the shower. My ceiling is still a mess. It looks awful. They didn’t care to fix it properly.
My oven/stove didn’t work for almost three weeks. They argued that they had to “get the manufacturer on site.”
I can hear everything from my apartment - the walls are so incredibly thin. I can hear people opening / closing their apartment door and I can very clearly hear the person above me alarm going off at 630am daily for > 1 hr
Not sure what unit you toured but I’m in a one bedroom and it is so poorly designed. There’s no built in storage in the shower for your shower items, the hand towel near the sink in bathroom hangs right over the outlet. The towel hook on the other way for decorative towels is so high up the wall it doesn’t look right. And half of my hanging clothes in closet are hard to access because of the washer / dryer unit.
The first gate to the parking garage is broken and therefore doesn’t shut. They are always chasing homeless people out.
The key fob access system never works, you almost always have to type your code in. Which took them over 3 weeks to activate my code, even after multiple email requests.
The front door to the building has been jammed for 2 weeks now.
My friend had an electric e bike propped up against my door (I have one of the vestibule apartments so mine has like its own hallway). The bike wasn’t in anyone’s. It wasn’t propped in the hallway where people walk. They emailed me and told me to remove it it’s blocking the way if there was an emergency.
Most recently and what was the straw that broke the camels back for me..
I had a rental car because someone hit my vehicle. When I got the rental vehicle I asked concierge if they could put me on a no tow list as I don’t have my regular stickers on this vehicle - mine was in an accident and is being repaired. They said no, you have to do everything through the app. Fine. I registered it for a guest pass with the parking app the Loria uses (you have to do this every 5 days and eventually you run out of passed). So I came home from Hilton head beach at like 930pm & couldn’t renew the guest pass because it said I was out of passes. I was going to go to the leasing office the next morning as they were already closed by the time I arrived. By 11:30pm they towed my car. They could have called me - they call me for food deliveries at 130am. They could see in their system that it was previously registered to me. They towed my car 30 minutes away and it was $320 to retrieve the vehicle.
After I gave them my thoughts about towing my car.. they accuse me of leaving comments on Reddit. The leasing manager sent me an email saying it’s been brought to his attention that I’m leaving Reddit comments. Very unprofessional.
Don’t expect to take a hot shower longer than 20 minutes.
The management of this building is devastatingly inconsiderate of neighbors in several regards, but most especially with respect to abject and over the top noise pollution from the pool deck (often when nobody is even using the pool). Many who have lived in condos nextdoor to this new building for decades are having their indoor tranquility at home completely ruined by needlessly loud music that certainly cannot be a joy for Loria residents themselves. Management's response to the complaints has been absolute trash. If they treat their neighbors this poorly, imagine how they'll treat you once they have you locked into a lease!

The property is beautiful and was initially going to make this my home but was denied based on my past rental history. They made it sound great during the tour and many conversations with the leasing staff about the approval process. Unfortunately, not one person told me that if I had more than two late payments at my current and/or past rentals then I would be denied. This is important information to know before applying. I literally went through the whole process, passed everything ( credit above 650, make over 10k a month, no criminal background or evictions). However, because I was late on payments in my past due to my job at those times, Loria still denied my application and refused to look over it again to get it approved with conditions. Side note, I found out the property manager can override any denial letter so that lets me know this property pick and choose who lives in the units.
However, during the tour I was told they will approve people with conditions but refused to approve my application with conditions so that was a lie. They don’t care that you have the money, credit, and etc right now. They judge/make a decision on your application based on your past. Denying people based on their past is unfair bc someone with no rental or perfect rental history could move in and not pay their rent but a person who was late before in their past will make their payments on time bc their situation is better and make more money now. These new apartments are looking for the perfect tenants and picking a “certain individual” to live in there.
These “luxury apartments” make the screening harder than applying for a house. Literally, got approved for a condo and high rise at the same time.
Next , Please make sure to ask many questions because they use approve shield so if this 3rd party finds more than 2-3 late payments on any rental History going 3-7 years back in your past then you will be denied. Then the apartment will deny you bc approve shield denied you and the apartment will not call you to investigate the reason for your past mistakes or to offer any other options to get you in the unit. Literally, denying people based on a 3rd party company who denies people for anything that’s not perfect. Yes, I was frustrated because I asked multiple times what exactly were they looking for before I applied and nobody said anything about if you were late on payments in the past then you will be denied. Literally had to wait a whole week before I knew I was denied. The person I was communicating with about the application process was communicating until I got denied then he stopped responding to my emails.
Yes, Loria denied me but it was a blessing because I got approved for a high rise and condo. Both places stated my 10k month, credit, no evictions and no criminal history out weighed my past late payments. This is how the approval process should be at these “luxury apartments.”
Lastly, I just want to make people aware that the leasing staff doesn’t tell you everything. I was told the refund for admin or application fee wasn’t refundable but I called back the next day and was told that it was refundable, smh. The information from the people in the leasing office is inconsistent. Ask many questions before running your credit and paying $350-$375. Look around because you will have a better chance getting approved at other properties who actually want to fill their units or a better chance getting approved for a house/condo, especially for the price they are wanting you to pay at these “new luxury apartments.”
Disclaimer: I am not a current resident. This review is based on my experience as a prospective tenant.
I’m sharing this review based on a brief encounter I had with the leasing agent at the front desk, a young woman with a short haircut, on Sunday, April 20th, shortly before 3:00 PM. I stopped by Loria Ansley with the hope of touring the property. When I inquired, she informed me that they would be closing at 4:00 PM. I then asked if I could schedule a tour for another time, to which she replied that appointments could be made online and that “it’ll be the same thing.”
While I understand that walk-ins may not always be accommodated, my concern lies with the overall tone and attitude of the interaction. She was not particularly welcoming or courteous, and in a leasing role, professionalism and kindness are essential, especially during first impressions with potential residents. Unfortunately, that interaction left a negative impression, and I’ve decided to continue my search elsewhere.

Havent toured Loria but agree with your points for Emmi. That area felt deserted with not many stores nearby, the trash view before I get luxury view, longer distance from Arts center station, smaller spaces and not enough storage space in unit.views were great but had to say no
